Approval Guidelines

We provide equal housing opportunity and offer our rental homes without regard to race, color, religion, national origin, sex, disability, or familial status.  Our required standards for qualifying to rent a home are simple, fair and are as follows:

  • Each adult over 18 must submit an application with a valid photo ID and a $25 application fee.
  • Your gross monthly income must equal approximately three times or more the monthly rent.
  • You must have a favorable credit history that demonstrates a history of paying major debts with no evictions or collections from prior landlords.
  • Be employed and be able to furnish proof of income.
  • Satisfactory  references on housekeeping and maintenance from prior landlords.
  • Number of occupants are limited to two per bedroom.

Policies and Procedures

  • Animals are allowed at most properties with an additonal $150 refundable deposit and an additional $20 rent fee per month (per animal).
  • Security deposits are equal to one months rent.
  • Utilities are the residents responsibility on most properties.
  • Lawn maintenance is the residents responsibility on all single family properties.
  • Stoves/ovens are provided on all properties.  Refrigerators and all other appliances are considered upgrades.
  • Rent is due by the first of each month.
  • We are looking for clean and responsible residents that pay their rent on time and take care of the property by improving its appearance and condition. A minimum 12 month rental agreement is required.
